$8,000 First Time Homebuyer Tax Credit | Want your money Now?

Several of my first time home buyers have asked me the question
If I buy my home now do I have to wait till I file my 2009 taxes or can I have it now?
So the question is, “Can I apply the tax credit against my 2008 tax return?” “What if I have already filed my 2008 taxes?”
Doing some research I have found the answer is IRS Form 5405. Check out Part I, section C.
You can choose to claim the credit on your 2008 Form 1040 for a main home purchased after December 31, 2008 and before December 1, 2009. If you make this choice, check the box.
If you have already filed your 2008 taxes you would have to file an amended return. See the IRS web site and look for form 1040-X and form 843. If you don’t understand the directions then consult a tax attorney or your CPA.

Multiple Offers Notification – Just might cost your sellers money

Who would have thought that in this buyer’s market you might find yourself in a multiple offer situation. Times have changed and I can honestly say that I have not been in this situation for the last 18 months. Sure there have been homes that one of my buyers might have wanted to put an offer in on but after being told there was already one being presented they would just move to the next home because the inventory has been so high.
But, last week I did receive a “Multiple Offers Notification” from a local agent who had listed a bank owned property. Here is what the instructions are:

Crap, is what I thought! This property which had been on the market for months now was the “Homecoming Queen” in her price range. I so hate multiple offers, I so hate a bid war, hate the thought of an escalation clause and all the broken dreams that go along with these situation.
I was thankful that the seller had made the stipulation that there was to be no offer submitted with an escalation clause. One frustration gone. So I called my buyer and gave the information. We talked about the property and my buyer decided after looking at all the facts to actually withdraw their offer. My buyer just didn’t want to play the game. There was another house in our line up. The following was the choices we had to choose from:

You can see where I have checked the box – The buyer has rescinded his offer to purchase. Yep, that is what we did.
The next day I thought nothing of this transaction. Maybe, it was because it was my birthday and I was taking the day off – well, off as much as a real estate agent selling homes can. I spent the day in Seattle with my sweetie. On my return to my home office I had a voice-mail from the Listing agent of this property. He wanted my to call him ASAP.
I thought how strange and I did. We played phone tag and finally we caught up to each other and he proceeded to tell me that my buyer’s offer was the best – yep you read that right, the BEST. Funny! I reminded the agent that my buyers had rescinded their offer but that I would call them and give them the information. I did and my buyers decided to proceed on a different home.
All fine with me, after all it is their purchase. The agent apologized to me because I am sure he thought I had lost a transaction. Not the case. In reality it was his seller that lost a transaction – the BEST transaction. I just kept thinking about this. Sometimes wanting to get more can cost you more. It would have been better for this seller to just take the best the first go, because if he did he would have received more for the property than what he will now receive.
Kitsap County Buyers | Are we there yet?

So, is it a good time to buy real estate in the Bremerton, Silverdale, Port Orchard area of Kitsap County? The question isn’t as easy to answer as you may think. Do you wait for the “bottom out”? How will you know when we hit bottom? Do you chance waiting and then find yourself buying on the “upswing”? These are all very important questions and questions that many real estate experts are trying to answer for their buyers.
Right now I don’t think that any real estate professional can really give the perfect advice. You see we have all the data but it is all really new data. The trends have changed, the market has changed and we have had to really study and become involved with market data more so than a few years ago.
There are times when I am out showing a home and answering questions and I have said, “I don’t know”. Buyers want to know what they can “get”. Well, everyday there are strange things happening so the “get” part is a mystery. I tell my buyers what others have “got” and really some have “got a lot” and some have not.
Just like real estate is local and “one size doesn’t fit all” the same holds true for buyers. This may be the perfect time for you to buy and it may not. What we need to do is find out what is best for you. That is why you need a real estate agent that will help you buy a home and not just sell you a home. There is a difference. Call me and we can discuss that in more detail.
Does a buyer’s market mean you can “low ball” or ask for a ton of concessions? The answer is - not really. Within a “buyer’s market” we sometimes find a “seller’s market” in certain areas or price ranges. So we need to still do our research which will include a comparative analysis of homes when we find the home you want to write a purchase and sell agreement on.
Being a buyer’s market you now have the opportunity to take some time, do some research and relax a little. We are not going to see as many multiple offers, we are going to be able to ask for some concessions like closing costs, home warranty plan, appliances – there is some room for flexibility because the seller knows the buyer pool is a little on the low side.
As a buyer you still must realize that the seller has goals too and some might even be offended if you offer a lower price. But don’t worry through the research process we will know how to overcome this objection with evidence we have gathered with our comparative analysis.

Bremerton Marina – A North Woods Production

Ron Finney of North Woods Productions left a comment on my Port Orchard | The Video post about a new project that he completed in January for the Port of Bremerton’s New Marina. I have posted video of the New Bremerton Marina on my own but not being the professional I wanted to share Ron’s awesome production.
He has captured not only the New Bremerton Marina but so much more of the ever changing downtown area of Bremerton. The Harborside District, the festivals, the Harborside Fountain Park. Just an amazing capture of the exciting and ever changing Bremerton Downtown area. This is why I have so much fun going downtown!
Kitsap County | Manchester | Woods View Approved

Woods View is an urban project located in a rural area. This is were the controversy lies. The 12 acre plat located near the Manchester area of Port Orchard is scheduled to be developed into 78 lots.
