<p>Of course you can do that today with internet sites such as Zillow and Trulia, but how accurate are these sites?  They are only as accurate as the information that has been plugged into them.  At their best they are still “guesstimates”.  Do you want to “guess” at the selling price of your home?  NO!  You must contact a local real estate broker who is familiar in the market your home is located in.</p>
<p>Remember that all markets are local and the best way to get that dialed in data to set your price is to contact a local real estate broker for the current market stats.  You need to ask for the real estate broker to discuss the following items with you:</p>
<ol>
<li>Current median sales prices.</li>
<li>Days on market for the homes in your neighborhood, to include active, pending and sold.</li>
<li>What the recent list to sales price ratio.</li>
<li>Do other homes for sale in the neighborhood have any buyer bonuses?</li>
<li>How many homes have sold in your neighborhood in the last 90 days, 120 day, 180 days.</li>
<li>Are there any homes that are pending in your area.</li>
</ol>
