<p><strong>Do you know if you are a first time home buyer?</strong> Sounds like a stupid question but there are people out there that have owned homes in the past who will now qualify as a first time home buyer.</p>
<blockquote><p><strong>What is the definition of a first-time home buyer?</strong><br />
The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase. For married taxpayers, the law tests the home-ownership history of both the home buyer and his/her spouse.</p></blockquote>
<p>I currently have a first time home buyer that fits this definition.  They were very excited to learn the news.  We are out looking for the home and now know we only have 30 days.  I have two other buyers that have written homes this month that qualify as long as we close prior to June 30th.  They will &#8211; they have loan approval and appraisals are complete just finishing the final touches prior to signing loan documents.</p>
<p>I have another client that is in the counter-offer stage and will know either this evening or tomorrow if the home he chose will be the home he receives the first time home buyer tax credit on or if we need to find another.</p>

Once all the I’s were dotted and the T’s crossed there where deeds recorded at the Kitsap County courthouse that transferred the property into the new home owner’s name!</p>

I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds. <strong>I am a fan of the NORMAL market – everyone can feel more comfortable and real estate transactions are not as stressful. </strong></p>

<p>Using the formula and only including active and contingent homes on the market the absorption rate for January would be 12.78  months, up from 8.9 in January.  There are 410 homes currently on the market – ouch!  We had been down to 6 months in the last quarter of 2009.  Of course remember we are looking at a trend, so as we go through 2010 we will get a better picture.  Spring is almost here and the tax credit is going to expire in April &#8211; I hope this spurs the market!</p>
